FORCED APPRECIATION

By renovating our units to market and increasing efficiency through management we can effectively “force” the appreciation of the property. A $20 increase in rent on a 100-unit building increases the value of the property by 400k. If we decrease expenses by $20/unit we can also increase the value by 400k, totaling 800k in increased value to the property.
